Statement of Purpose 目的陈述
The purpose of the Design and Construction Standards for Crowne Plaza Hotels is to establish the acceptable standards for the architectural, engineering and systems design for hotels bearing the Crowne Plaza flag. The intent is not to create a standard design but rather one of quality and consistency. It will establish a defined level of guest expectation and a means to measure and maintain a basic level of quality at every Crowne Plaza Hotel. The intent also is not to limit architectural design solutions but to allow for freedom of design expression appropriate to each market while meeting overall corporate goals.

For potential investors and owners of Crowne Plaza properties this document defines the commitment to quality of Crowne Plaza Hotels and Resorts. Architects and other design professionals can use this information as a guide in the design process for the construction and renovation of Crowne Plaza properties. Franchisees can refer to this document to establish the scope of work required for the conversion of existing properties to the Crowne Plaza flag. Building owners and their design professionals must meet or exceed these criteria. When specific design issues are not addressed, these Standards are to be used as a guide to establish design intent in order to develop innovative design solutions which meet or, as governed by market forces, exceed the intent of the Standards. Standards Organization 标准体系
The Design and Construction Standards for Crowne Plaza Hotels is one of four (4) Standards to be used in the design, construction and operation of a Crowne Plaza property. These four (4) Standards are as follows:  皇冠假日酒店设计和建造标准是用于设计、建造及营运 Crowne Plaza 皇冠假日酒店的四个标准之一。这四个标准如下:    1. Design and Construction Standards 设计和建造标准 This document establishes the minimum architectural, engineering and systems criteria for construction, renovation or conversion of Crowne Plaza properties. 这份文件为 Crowne Plaza 皇冠假日酒店新建、翻新和改造设立了建筑、工程和系统的最低标准。 2. Decor and FF&E Standards 室内装饰布置和家具标准

These standards establish the minimum requirements for hotel finishes, furnishings and equipment. 这些标准确定了酒店建筑装饰、室内家具及设备的最低要求。 3. Requirements of these specifications are summarized in this Standard. Design Philosophy 设计基本原理
Architectural design of the highest quality is critical to the success of a Crowne Plaza property. However, it is not the intent that Crowne Plaza properties be an architectural statement or reflect the cutting edge of design philosophy. Rather, the intent is to create a timeless design appropriate to the hotel’ location and market competition. The design of the porte cochere is critical as the first opportunity to establish a positive impression and a strong sense of arrival with guests. The lobby must be warm and inviting, provide a scale appropriate to the size of the hotel and exude quality through the use of quality materials designed in a harmonious fashion without being ostentatious. Guestrooms must also be warm and inviting without the need of architectural or interior design statements. To help maintain design quality, Crowne Plaza can recommend design professionals it feels have the established credentials, or can assist in reviewing and selecting design professionals identified by the Franchisee. 非常主要的是所有的专业设计人员包括建筑师,室内设计师,工程师和其他顾问不仅都要有其专业资质,而且在设计类似于 皇冠假日酒店类型和品质相当的全服务式酒店方面有足够的设计经验。为了保证设计质量,皇冠假日酒店可以推荐已经取得 信任度的专业设计人员,或者能协助对被特许被授权人确定专业设计人员做出评审及选择时提供帮助。

These Design and Construction Standards are written as minimum standards for both new construction and renovation. It will generally be easier to meet these Standards with new construction without the constraints of an existing structure inherent in renovations and conversions. However, renovation of existing structures must adhere as closely as possible to the standards outlined herein. When meeting such Standards is physically impossible or economically impractical, then alternate methods which achieve the same or similar level of quality must be used. Crowne Plaza Hotels are designed for the corporate business traveler who needs the services of a full service hotel. This client is an experienced traveler who can easily discern even small variances in service and quality. Therefore, it is critical that all aspects of these standards be adhered to in order for Crowne Plaza Hotels to maintain their competitive edge. Another target market for Crowne Plaza Hotels is the small group meeting business, that is, groups of less than 200 participants. This represents an under-served market. By offering top quality service, amenities and facilities, Crowne Plaza is poised to capture a larger share of this business. An efficient architectural plan can improve service through more efficient use of available hotel staff and provide a convenient layout to guests which can boost sales of food and beverage, retail and meeting facilities. Using the Design and Construction Standards 设计和建设标准的使用
The Design and Construction Standards are intended for a variety of users. First, for building owners and investors it establishes the physical requirements of Crowne Plaza Hotels as a competitive standard in the full service business market. These Standards can also be used as a design and planning guide by architects and other design professionals while developing plans for hotel construction and renovation. For a building type as complex as a full service hotel and for the variety of market conditions under which they operate, it is impossible for these Standards to address every possible condition necessary for a successful architectural design. However, in addition to addressing specific design and construction issues, these Standards do establish an overall design and construction philosophy. When certain design issues are not specifically addressed, the user is encouraged to review the criteria of the Standards which most closely resembles that issue for the overall design intent. Design of new and renovated hotels shall comply with the latest Standards available. Should these Standards be changed or modified during the design process, these changes shall be incorporated into the structure to the maximum extent possible. This will be accomplished through consultation with a Crowne Plaza representative. After completion of construction or renovation, compliance with any modifications made to these Standards will not be immediate, but will be required on a specific timetable. Modifications which represent significant changes in market philosophy, technical advances or market competitiveness will be noted with a specific compliance deadline. Therefore, it is important for building owners and managers to hire competent design professionals who are familiar with these requirements and how they affect hotel design. This will serve to speed up the design process as well as the approval process of local governing authorities. All construction/property improvement work at Crowne Plaza Hotels (new construction, conversions and renovations) must be submitted for review and approval by Crowne Plaza Hotels and Resorts before work commences. Two to three weeks shall be allowed for review and approval/response by Crowne Plaza Hotels and Resorts. This submission shall be in the form of two copies of half or full-size drawings plus written outline specifications (if not included on drawings). Upon final acceptance by the Owner and Crowne Plaza, this document shall define the scope of renovation work for the property. The second submission shall be at the conclusion of Design Development, or approximately 30% complete construction documents. Two sets of half or full-size plans and outline specifications shall be submitted which describes the total scope of the proposed project including all demolition, proposed new construction and description of all new major materials and systems to be installed. The final submission shall be two sets of half or full-size drawings of minimum 90% construction documents and specifications describing all aspects of the proposed construction. the scope of work. Also included shall be two sets of schematic finish and furniture plans which describe the extent of the work to be performed. Two to three weeks shall be allowed for review and approval/comment from Crowne Plaza Hotels and Resorts. This shall be required of all guestroom designs, including Crowne Plaza Standard Designs, in order to confirm the scope and compatibility of the design for the specific conditions of each hotel. Each model room shall be reviewed and approved by Crowne Plaza Hotels and Resorts. At least three weeks notice shall be given to Crowne Plaza for the scheduled review date. Variances 许可差异
The purpose of these Design and Construction Standards is to establish a level and consistency of quality in the design and construction of Crowne Plaza Hotels and Resorts. However, due to the variations in building construction, site conditions and other variables, some aspects of these standards may be difficult, if not impossible, to achieve. A variance procedure has been established to address these issues. Variances will be evaluated on a case by case basis. It is the policy of Crowne Plaza Hotels and Resorts that when specific requirements cannot be met, alternative solutions shall be explored which achieve the same or similar level of quality and meet the intent of the Standards. New buildings, without the limitations of existing construction, shall comply fully with the requirements of this document. Renovation of existing structures will, on occasion, contain physical constraints which make full compliance impossible or economically infeasible. Denial of a variance request means that the applicant has not demonstrated sufficient evidence of the need for the variance, or that granting the request will compromise life safety or brand identity. A temporary variance will be accompanied by a specific time frame within which compliance will be required. For example, a historic property may not meet the requirements for minimum guestroom sizes but is able to offer guests a high quality, unique room. It shall be the responsibility of the new ownership to comply with these standards or apply to reinstate previously granted variances.

Vestibule floors shall be an extension of porte cochere paving materials, such as ceramic tile, stone or concrete pavers, or lobby paving materials, such as ceramic or stone tile. Polished stone or other polished materials are not acceptable due to potential slipping hazards. In vestibules with automatic sliding or swinging doors, provide a walk-off mat in the walking area between doors. For revolving doors, provide a walk-off mat on the exterior side of the revolver. As an alternative to decorative mirrors, provide full width mirrors with polished edges at lavatories from top of backsplash to 7'-0" A.F.F.
